Benhavis: Renowned as one of the wealthiest municipalities in Spain, Benahavis owes its prosperity to the multitude of high-end developments surrounding the mountain village of the same name. Along with the luxury offerings of the most exclusive Marbella’s communities, Benahavis provides a healthy dose of small-town charm, rich history, fascinating legends, and authentic Mediterranean beauty.  A magnet for golfers and foodies, Benahavis boasts more than a dozen excellent golf courses and more high quality restaurants per capita than anywhere else in Andalusia.  The real estate scene of Benahavis is a display of architectural marvels. From spectacular estates in La Zagaleta or Marbella Club Golf Resort, fabulous villas in El Madroñal, and stylish townhouses in La Quinta, to frontline golf apartments in Los Arqueros, and contemporary dream mansions in La Reserva de Alcuzcuz, Benahavis offers a spectrum of privileged lifestyle options that cater to the tastes of a discerning global clientele.

Benahavis is the place where Luxury meets Nature. Most of the municipality’s terrain remains much as it has been for centuries: densely surrounded with pine groves, chestnut, cork, and olive trees, and other Mediterranean vegetation. It is one of the greenest places to live in Spain, with 75% of land protected from urbanizing. Therefore, the quality of life and nature is very high. The leafy enclaves of Benahavis enjoy the privacy and seclusion, while the bright lights of nearby Puerto Banus and Marbella are just minutes’ drive away.

Chosen by people who are looking for quality and privacy, Benahavis epitomizes luxury living at its finest, and certainly ranks amongst the most exclusive and highly esteemed residential areas in Spain. Despite being a playground for the wealthy, the municipality has the lowest property taxes in the country, and there are all kinds of subsidies that don’t exist anywhere else.

To the north, it borders with the scenic town of Ronda, with impressive mountain backdrops and dramatic canyon views. Seventy five percent of Benahavis land is classified as being of environmental interest. The landscape is shaped by three rivers: the Guadaiza, the Guadalmina, and the Guadalmedina, each with its own valley. The village is nested on a hill, on a truly wonderful fairy-tale like setting. The surrounding hills of Benahavis boast some of the chicest homes in Spain.

Crediting its unforgettable views to its elevation (an average of 484m above sea level), Benahavis boasts the vistas over 100 km of coastline, Gibraltar and Africa. how big is benahavis?

The while village of Benahavis is small… but its capacity to captivate you is by no means small! The municipality is quite big and beautifully preserved, encompassing an area of 145.4 km² (56 sq mi). It stretches from the coastal area to the mountains, offering some of the most jaw-dropping scenery, natural attractions, and a choice of high-end homes in hillside developments.

According to Benahavis Town Hall, “COVID has barely made a dent in demand. After the pandemic, the town has experienced a staggering 12% growth in population, with most of the growth being wealthy professionals from abroad, who came to telecommute from home using the high-speed fibre optics in Benahavis. It is still one of the best performing real estate markets in Spain, and one of the richest per capita. The influx has helped the town to improve its sports facilities, install a full athletic track, and upgrade all the country roads. Other benefits are already finished or on the way, such as a larger medical centre, better transportation links between Benahavis and Marbella, and a new school for 1,000 students.

What's the History of Benahavis?

Benahavis has a rich history that dates back to the 11th century. The Arabs founded it under the shelter of a 10th-century fortress. Even the name is the part of Andalucia’s Arabic heritage. It was either derived from the Berber tribe of Banu Habis that settled in the area, or taken from the Moorish prince Havis, who reigned in local Montemayor Castle. “Bin al Havis” - son of Havis (talk about leaving your mark!)

Archaeological evidence suggests that Benahavis was part of a critical border region between Christian and Moorish territories in 13th and 14th centuries. Conquering the last Moorish kingdoms in southern Spain, Isabella and Ferdinand, the Catholic Monarchs, entered Marbella in 1485. The local Muslim ruler completed a real estate transaction by handing over the keys to Benahavis. The pueblo became part of Marbella municipal district … and spent the next 90 years trying to break away from it. Finally, in 1572, King Philip II granted Benahavis its independence with Carta Puebla, kind of a “you-are-a grown-up-now” certificate. El Castillo de Montemayor and Benahavis were again important players in the history during the French invasion of Napoleon's troops.

Today, the region that once defended itself against invaders welcomes visitors with open arms (as well as open restaurants, open golf courses, and new innovative developments). Its historical significance is still appreciated in the architectural heritage, towers and castles that grace the landscape of Benahavis. Monuments of interest include the ruins of Montemayor Castle with killer views, a former 16th-century Palace, three watchtowers, La Reina, La Leonera, and Daiden, Virgen del Rosario Church, founded in the 18th century, and natural spots like as El Cerro del Duque, Las Maquinas, El Charco de las Mozas, and La Leche Reservoir.

What is the Appeal of Benahavis?

The perfect blend of luxury and natural beauty is probably the main appeal of Benahavis. What else makes it a sought-after destination for affluent individuals?

  • Location is one of Benahavis’ greatest assets. The positioning is unique: surrounded by unspoiled mountainous landscapes, yet 10 minutes from the sea.
  • High level of security and privacy. According to the town hall, “crime is almost non-existent thanks to the cameras capturing every car license plate that comes through the town gates, and also installed on all main roads in order to assure 24-h surveillance.” Most of the luxurious residential communities and urbanisations are gated and have private security.
  • Microclimate and superb environmental conditions provided by the Serrania de Ronda and Sierra de las Nieves, a UNESCO Biosphere Reserve. 75% of the municipality has been declared ‘Environmentally Significant’, which protects it from too much development.
  • Panoramic views are a real knockout - to the Mediterranean, Gibraltar, African coast, majestic mountains, and idyllic Andalusian landscape shaped by 3 rivers and green golf courses. The properties in Benahavis are designed to maximize these vistas, which enhances the living experience (and property value!)
  • Retro postcard appeal and traditional character of Benahavis pueblo, with narrow, winding streets, whitewashed houses, pretty squares, flowers, and fountains, quaint art galleries, sunlit bars and coffee shops.
  • Comparatively low taxation.
  • Wide range of properties in different price categories: ultra-luxury villas, huge country estates, stylish townhouses, spacious apartments, and elegant penthouses.
  • Well-developed infrastructure with good roads and local services, leisure and sports facilities, spas, hotels, shops, and markets. Moreover, easy access to all amenities of Puerto Banus, Marbella, Estepona, and San Pedro, including the Blue-flagged beaches, Michelin-starred restaurants, international schools, and medical facilities.
  • Exceptional golf courses and residential developments around them, including La Zagaleta, La Quinta, Marbella Club Golf Resort, Los Arqueros and many more that turn the area into the paradise for golfers.
  • Great culinary reputation. From traditional Andalusian tapas and Spanish dishes to avant-garde gastronomic creations, and innovative flavours, Benahavis boasts plenty of gourmet corners. Some are famous; others are hidden gems that only the locals know about (keep reading to find out more.)
  • Strong and high market demand for properties making Benahavis a resilient investment destination. The area has been maintaining its appeal and property values, and remains attractive throughout various economic conditions.
  • Exclusivity. Benahavís is known to be the most expensive municipality of Spain concerning the cost of buying a home. Not everyone can afford having a property in the privileged enclaves of La Zagaleta, El Madroñal, or the Marbella Club Golf Resort.
